There are stairs to the Second Floor.  Seven steps and then a level area then another seven steps. No animal (s) or pet (s) allowed in the Bed and Breakfast, in guest rooms, or on the property. This is our private home.

Under Check In/Check Out: Check in time starts 2:00 pm and check-out time is 10:00 am. Check-ins before 2:00 pm and Check-outs after 10:00 am will be charged an additional $25 fee.

Upon arrival you can check-in at the Office/ Front Porch.  There you will receive the key code and a simple form you fill out that will tell us your food preferences and if you have food allergies.  Your choice of time to eat breakfast.  The form will tell us if you like outdoor activities like hiking, a treasure hunt and if you want to fish and boat on the river.  If you would like to use the barbeque and the best time of day for you.  If you like reading books and plan on using the little library, if you like indoor games or outdoors games or both, and if you like to watch DVD’s.  We can send the same form to you to fill out before your arrival so you can mail it back to us.  Check-in starts at 2:00 pm and ends at 5:00 pm.  Late check-ins must be arranged by keeping in contact with us so that we are on sight to check you in.  If you will be traveling, call us and let us know when you expect to arrive.  You can always call several times to update us on how your trip is going.  Because the grounds are so large and the foods, we prepare are fresh, we will not always be at the Bed and Breakfast sight.  We might be at the back of the property, or we could be in town getting supplies etc.

Cancellations: If guest plans change so you must cancel your reservation, please phone us 7 days prior to your arrival date.  If your circumstances warrant you cancelling with less than 7 days notice, or your stay must be shortened causing an early check out, we must ask for your entire reservation.   A full or partial refund will be made if we are able to rebook your guest room.

We are a smoke free environment.   No smoking on the premises or use of e-cigarettes.

Candles are not permitted on the premises.  In some instances, there are LED battery simulated candles provided.

We do not serve wine or liquor.

No Four wheelers/ATV’s, motor bikes etc. are to be brought onto the premises.

Please help us keep our Bed & Breakfast clean and new looking.  Please leave wet belongings out on the porch: shoes, rubbers for wading, fishing poles and gear, raincoats and muddy shoes and boots.

The Grounds:  We provide a gazebo shelter for dining at any time you wish, provided you share if there are guests in the other guest room.  We can find out guest plans and schedule the use of the gazebo so that each party gets to use it privately.

Barbecue and Marshmallow Roast:  A Deluxe 30” charcoal Griller barbecue with cast iron grates is provided.  We have some condiments, seasonings, utensils, plates etc. and charcoal guests can use.   If you are lucky, you can catch a fish and eat him fresh from the river.  We have a fire pit at the front of the property near the pond that can be used when it is not windy, and we will provide sticks, marshmallows and wood.

Parking: we have designated parking for each guest room.If a large vehicle must be parked we have plenty of room to accommodate it.

Hiking: We have a main trail running through our 104-acre farm that includes 30 acres of woods. This nice long woodland path through the farm fields gently descends down to the Embarrass River in most cases, where you can sit and enjoy the river as it flows over granite rocks in our little park, “Rippling River Park.”  We have more paths through the fields, through the woods, for your enjoyment and we have placed red benches at various locations for you to enjoy nature, the quiet and the seclusion of the place.  We can provide a treasure hunt as part of our guest experience (no extra cost).  These would be little trinkets in decorative bags hidden against trees, benches or boulders (large granite rocks) along the trail.

Breakfast: guests can schedule breakfast for a certain time, and we can stagger when we serve guests from each of the two guest rooms.  Guests can eat in the dining room, on the front porch, or in the gazebo.

Covid 19:  We are a long way from others and there are few of us in our secluded location.  We wipe down the surfaces between guests and frequently wipe counters, the entrance door knobs, handrails and appliances in the lounge the guests use.  We recommend the closed in front porch for chilly weather.  The gazebo is shaded yet in a sunny location in the backyard near the guest entrance, which is another location that allows guests to social distance in the fresh air.  We schedule dining areas so the two-guestroom guests can stay apart if that is their wish.  We will ask your preference upon arrival.  But it is often enjoyable to visit with the other guests who can tell you about the things they have discovered about the property and the surrounding area and towns.

Canoeing and Fishing: rugged clothing recommended.  With a fishing license guests may fish anywhere they wish along the one mile of the Embarrass River that borders the western and northern boundaries of the property.  It is a lovely stretch of scenery where you see only trees and nature and you have a hard time believing small towns are 3, 6 and 12 miles away due to the rivers seclusion among the farmland and woods.  Guests may bring a canoe or rent one locally and float and paddle down the Embarrass River.  The river is a bit of a challenge for beginners, but we see people passing occasionally up and down stream in canoes, kayaks and in Jon Boats.  Most of the fish we have caught are Bass.  We can show you where two-three miles from us, you can enter the river at Old Mill Pond Park in the little Town of Pella and then float down to our little beach at Rippling River Park.

(We don’t keep supplies—we don’t rent gear or boats—for fishing and boating on the river. Guests must provide their own fishing gear and boating equipment.)
